Challenge: Working in and Around New Build Conditions
The primary challenge on this contract was the coordination required when working alongside multiple other trades on an active new build site. Access and programme timing were the main areas affected.
At various points during the project, scaffolding on site had not been set up in readiness for roofline or cladding installation, as other trades were prioritising their own works. When this occurred, DMDI teams were unable to progress their planned works for that day or, in some cases, that week.
A further complication arose from defective substrate installed by a prior subcontractor. Before cladding installation could begin in affected areas, DMDI had to rectify these issues to ensure the cladding could be installed correctly and to specification.
Solution and Delivery
To manage the access and timing challenges without disrupting the wider programme, DMDI’s dedicated contracts manager took proactive steps to communicate with all relevant stakeholders, both on-site and off-site, throughout the duration of the contract. A fortnightly catch-up was introduced for all relevant contracts managers and Aspen Build, ensuring that everyone working on site at any one time was aligned on access requirements and materials.
Where DMDI teams were unable to progress at Huntingdon due to access issues, they were mobilised to other nearby projects to ensure no backlog developed. This flexible approach to resource management meant that productivity was maintained across the wider DMDI workflow despite the on-site challenges.
Throughout the contract, DMDI maintained clear communication with manufacturers to ensure guarantees were in place, and kept fitting teams fully briefed on the scope of work and any developing issues.
Outcome
The project was completed one month beyond the original programme, a minimal overrun given the complexity of working within an active new build environment. The site manager at Aspen Build recognised the quality of DMDI’s work and the value added through the team’s ability to organise and adapt. Full retention was paid on completion and zero defects were reported.
