The Importance of Ventilation in Preventing Damp in Your Property

Dampness in properties is a common issue that can lead to numerous problems, including structural damage, health issues, and decreased property value. One of the most effective ways to combat dampness is through proper ventilation. This blog post explores the significance of ventilation in preventing damp in your property and offers practical tips to ensure your home remains dry and healthy.

Understanding Damp

Dampness occurs when moisture accumulates in or on the structure of a building. Common causes include condensation, rising damp, and penetrating damp. Condensation typically happens when warm, moist air comes into contact with cool surfaces, leading to water droplets forming. Rising damp is caused by moisture from the ground moving up through the walls, while penetrating damp occurs when water infiltrates through the building’s exterior.

Health Implications of Damp

Living in a damp environment can have serious health implications. Mold and mildew thrive in damp conditions, releasing spores that can cause respiratory issues, allergies, and other health problems. Vulnerable individuals, such as children, the elderly, and those with pre-existing health conditions, are particularly at risk. Ensuring good ventilation helps reduce the growth of mold and mildew, thereby protecting the health of the occupants.

Structural Damage

Damp can cause significant structural damage to a property. Persistent moisture weakens walls, floors, and ceilings, potentially leading to costly repairs. Wooden structures can rot, metal fixtures may rust, and plaster can crumble. In severe cases, damp can compromise the integrity of the building, making it unsafe. Proper ventilation is crucial in preventing these issues and maintaining the structural health of your property.

The Role of Ventilation

Ventilation is the process of introducing fresh air into a space and removing stale air. It helps regulate the humidity levels within a property, preventing moisture build-up. There are several types of ventilation systems, each playing a role in combating damp:

Natural Ventilation: This relies on windows, doors, and vents to allow air to flow in and out of the property. Regularly opening windows, even for a short period, can significantly reduce indoor humidity levels.

Mechanical Ventilation: Systems like extractor fans, especially in moisture-prone areas such as bathrooms and kitchens, help remove moist air directly from the source.

Whole-House Ventilation: These systems ensure consistent air circulation throughout the entire property, maintaining balanced humidity levels and preventing localized damp issues.

Practical Tips for Better Ventilation

To ensure your property is adequately ventilated, consider the following practical tips:

  • Use Extractor Fans: Install and regularly use extractor fans in bathrooms and kitchens to remove excess moisture at the source.
  • Open Windows: Encourage natural ventilation by opening windows, particularly during activities that generate moisture, such as cooking and showering.
  • Ventilate Roof Spaces: These areas are prone to dampness due to poor air circulation. Ensure they have adequate ventilation to prevent moisture build-up.
  • Maintain Ventilation Systems: Regularly check and clean mechanical ventilation systems to ensure they are functioning effectively.
  • Insulate Properly: Good insulation can prevent condensation by maintaining consistent indoor temperatures. Ensure your property is well-insulated, but also adequately ventilated to avoid trapping moisture.

In conclusion, proper ventilation is essential in preventing dampness in properties. It helps maintain a healthy indoor environment, protects the structural integrity of the building, and enhances the overall quality of life for its occupants.

By understanding the importance of ventilation and implementing practical measures, homeowners can effectively combat damp and ensure their property remains dry and safe. Remember, prevention is always better than cure, and when it comes to dampness, ventilation is your first line of defence.

Prevent damp by ensuring your roofline isn't causing an issues to your roof space and rafters with DMD Installations.

Working at Height 101: HSE Guidelines

Working at height is an essential part of our industry of roofing and roofline, and various other industries but if it is not managed properly, it can present significant risks. According to the Health and Safety Executive (HSE), falls from height are one of the leading causes of workplace fatalities and injuries.

According to their latest report, forty workers lost their lives in falls from height last year, marking an alarming increase of 11 fatalities compared to the previous year.

In this blog post, we'll delve into the importance of safe practices when working at height and highlight key information from the comprehensive guidelines provided by the HSE.

Before discussing the guidelines, it's essential to understand why working at height poses significant risks. Employees working on scaffolding, ladders, roofs, or platforms are exposed to the danger of falling. Additionally, objects falling from height can pose a threat to those below. These risks are compounded by factors such as adverse weather conditions, inadequate training, and faulty equipment.

HSE Guidelines: A Blueprint for Safety

The HSE's website is a comprehensive resource for employers and employees, offering detailed guidelines and resources to mitigate the risks associated with working at height. Here are some key takeaways:

Risk Assessment: Before commencing any work at height, employers must conduct a thorough risk assessment to identify potential hazards and implement appropriate control measures. This involves assessing the task, the working environment, and the competency of workers.

Hierarchy of Control: The HSE advocates for a hierarchy of control measures when managing risks associated with working at height. This includes eliminating the need to work at height where possible, followed by utilizing collective protection measures such as guardrails and work platforms. If these measures are not feasible, then personal fall protection equipment should be used as a last resort.

Competence and Training: Workers must be competent and adequately trained to carry out tasks at height safely. Training should encompass not only technical skills but also awareness of potential hazards and emergency procedures.

Equipment Selection and Inspection: Employers must ensure that appropriate equipment is selected for the task at hand and that it is regularly inspected and maintained. This includes ladders, scaffolding, harnesses, and other fall protection gear.

Emergency Procedures: Despite all precautions, accidents can still occur. Therefore, it's vital to have robust emergency procedures in place, including rescue plans for workers who may become stranded at height.

Cultivating a Culture of Safety: While adhering to regulatory guidelines is crucial, fostering a culture of safety within the workplace is equally important. This involves promoting open communication regarding safety concerns, encouraging active participation in safety initiatives, and providing ongoing training and reinforcement of safe practices.

To conclude, working at height presents inherent risks, but by adhering to the guidelines outlined by the Health and Safety Executive, employers can significantly reduce the likelihood of accidents and injuries. By prioritizing risk assessment, proper training, equipment maintenance, and a culture of safety, organizations can create safer working environments for employees at any height. Remember, when it comes to working at height, safety should always be the highest priority.

Here at DMD working at height is of upmost importance to us across every project we deliver, whether it be roofline, roofing, cladding, or training and the remarkable stats from the HSE reports show just how important it is.

DMD exceeds their Priscilla Bacon Hospice 500 Club £10,000 pledge

Following DMD’s successful 7th Annual Charity Golf Day in May 2023, DMD successfully raised over £10,000 for local charity Priscilla Bacon Hospice. After being the first Platinum members of the 500 Club, we’re pleased to be the first to achieve their pledge.

Becoming part of the PBH 500 Club has been a welcoming experience, with the team at PBH being so lovely and dedicated to such a deserving cause. For those that are not aware, PBH Lodge opened in 1979 and only has 16 beds and the building, facilities and surrounding environment no longer meets the needs of the community, so fundraising currently is for completing the new PBH site, set next to the Norfolk and Norwich University Hospital. The new site will replace the old with all new facilities and more rooms for those that need it most.

If you’d like to find out more about joining the 500 Club or how to support PBH visit their website, here.

The Importance of Ventilation in Roofs

Ventilation is critical in roof spaces, as excess moisture and condensation can have detrimental effects on a building, causing dampness, mildew, mould, and even structural damage.

Since warm air rises and carries moisture with it, it is only natural for it to end up within a roof space. When the warm air hits a cooler surface, such as a cold roof, it turns into condensation, which can sit on the surface or drip back down into the building. The solution is to ensure effective roof ventilation, so the moisture can easily pass out of the building envelope before condensation has a chance to occur.

Source of moisture in roofs

Moisture in the roof space can come from different sources, and the average household generates around 15 litres of moisture every day. Understanding where excess moisture is coming from is often the first step in dealing with the issue and ensuring adequate roof ventilation.

  • Weather – rainwater and humidity can cause excess moisture. While a well-constructed roof should keep out rainwater, occasional droplets may get through. This isn’t typically a problem, but if your roof is leaking, this is a much bigger problem that will need to be repaired to keep moisture out.
  • Occupant activities – Typical activities such as taking showers and baths, cooking food, and drying clothing all generate a large amount of moisture. The best way to deal with these sources of moisture is through a combination of extraction fans, opening windows, and ensuring adequate roof ventilation.
  • Building materials – in new build constructions, there may be residual moisture in the building materials, which can take two years to fully dry out, and during that time, moisture needs to be allowed to escape.

A key consideration when thinking about roof ventilation is how modern building regulations can affect moisture retention in buildings. Recently, an increased amount of insulation and efforts towards creating air-tight homes has been happening, but whilst that is great for keeping homes warm in the winter, without the correct roof ventilation, it can lead to problems such as dampness, mould, and poor indoor air quality.

Types of roof ventilation

Roof ventilation comes in a wide range of types and designs, and the right choice will depend on whether the roof is pitched or flat, cold or warm, and how complicated the roof structure is. For example, roofs with loft conversions and dormers will likely require additional ventilation to ensure all areas have enough ventilation.

  • Ridge Vents
  • Off Ridge Vents
  • Box Vents
  • Roof Turbines
  • Hard-Wired and Solar-Powered Attic Vents
  • Soffit Vents
  • Fascia Vents and Drip Edge Vents
  • Gable Vents

Accessibility 101: Replacing Fascia, Soffits & Guttering

Working at height is a critical consideration when planning construction works and to plan works safely and effectively, a hierarchy of controls needs to be followed – avoid, prevent, and mitigate.

Working at height is the biggest single cause of fatal and serious injury in the construction industry, particularly on smaller projects. Ladders, scaffolds, working platforms, and roof edges all play a part in this.

Here at DMD, we follow strict protocols and regulations to ensure our members of staff and all third parties are kept safe and the work can be completed efficiently. This involves assessing the risk, deciding on the correct and necessary precautions, and producing method statements.

Because of this, to replace fascia, soffits, and guttering we access properties via access platforms such as Easi-Dec’s or fixed scaffolding. This means everyone is safe and our work can be completed to a high standard.

Mobile Access Platforms and Fixed Scaffolding

Mobile access platforms are portable and adaptable and are used for working at heights. Also known as mobile elevating work platforms, MEWPs come in a wide range of shapes and sizes and can be used both internally and externally.

There are many benefits to using a mobile access platform. Firstly, it improves safety as they are specifically designed with safety in mind, and they actively help prevent falls when using a fall arrest. They are also portable, which means our teams have increased productivity as jobs can be completed at a quicker pace as scaffolding can take more time to build and takedown.

Traditional fixed scaffolding also offers great benefits for accessibility when replacing fascia, soffits, and guttering. Once erected it enables easy access, provides firm footing, and ensures safety.

The Anatomy of a Roofline

What is a Fascia?

Fascia is traditionally softwood boards, affixed to the exposed edges of your rafters, however, this has been replaced with high-grade uPVC as softwood tends to rot. The purpose of a fascia is to protect and seal the eaves of the roof and the interior of your home from exposure to the elements, to support roof tiles at an eaves level, and to provide support for the guttering.

What is a Soffit?

A soffit is a covering that sits between the outer edges of your roof and the adjacent wall of the house, protecting and sealing the rafter feet from the harsh outer environment. If your roof has a soffit, you will be able to see it if you stand underneath the overhang of your roof and look up. Modern soffits are usually made of uPVC. UPVC soffits and fascia’s are hard-wearing and handle exposure to moisture.

What is guttering?

Guttering is used to collect rainwater from the roof and direct the flow of water as it drains. Gutters catch the water and direct it into the downpipes, and towards a drain. Guttering is fixed with the appropriate “fall” to prevent the water from pooling in places that it should not.

Cladding 101: Fibre Cement Cladding

Fibre cement itself is a composite material manufactured using cement reinforced with cellulose fibres. The attributes of the product make it suitable to be used for exterior wall siding material. It is an asbestos-free cement-based construction product that is used predominantly in facade, cladding, and roofing products because of its durability and strength.

If you’re looking to give your home a fresh, new look whilst improving weather resistance and boosting thermal efficiency, fibre cement weatherboard cladding is a good option to go for.

Q. How long do fibre cement boards last

A. This high-quality material requires little to no input after installation for it to perform throughout the years and still look great. One of the biggest benefits of fibre cement board is that it is low maintenance and can last for up to 50 years

Q. Does fibre cement need to be painted?

A. The fibre cement cladding we install comes painted and have a colour-fast guarantee. But every raw edge exposed to the elements needs to be painted to ensure it is kept within the manufacturer's fitting guidelines

Q. Does fibre cement cladding increase your home value

A.Yes, installing fibre cement cladding could potentially increase a property's value as it adds kerbside appeal whilst benefiting energy costs

Q. Does fibre cement cladding crack or swell?

A. Providing it is installed correctly, allowing for the required ventilation of the product, fibre cement cladding doesn’t crack, swell, or warp like wood. The product offers up to three times more dimensional stability than wood.

Here at DMD Installations, we have years of experience working on small to large-scale cladding projects and are proud to be preferred installers for leading cladding brands such as JamesHardie® and Cedral.

We supply and install a full range of robust cladding systems and all products are manufactured in accordance with BS7619:93 and have been independently tested and awarded a BBA certification. They also carry the internationally recognised BSI kitemark, assuring you of independently verified standards of excellence.

Roofline 101: Fascia, Soffits & Guttering

Fascia, soffit, and guttering all play an important role in keeping your property protected from adverse weather conditions and aesthetically ensuring the envelope of the building looks good to the eye.

Replacing soffits and fascia that are old and worn ensures your roof and walls within your home are protected, preventing damp and water damage.

What is the purpose of a Fascia?

Fascia is traditionally softwood boards, affixed to the exposed edges of your rafters, however, this has been replaced with high-grade uPVC as softwood tends to rot. The purpose of a fascia is to protect and seal the eaves of the roof and the interior of your home from exposure to the elements, to support roof tiles at an eaves level, and to provide support for the guttering. Fascia also serves a cosmetic purpose and is much nicer to look at than exposed rafters.

What is the purpose of a Soffit?

A soffit is a covering that sits between the outer edges of your roof and the adjacent wall of the house, protecting and sealing the rafter feet from the harsh outer environment. If your roof has a soffit, you will be able to see it if you stand underneath the overhang of your roof and look up.

Modern soffits are usually made of uPVC. UPVC soffits and fascias are hard-wearing and handle exposure to moisture. Wooden soffits are a popular rustic or period feature, but they are more likely to rot and decay quickly, threatening the rest of the roof structure.

Why is guttering important?

Guttering is used to collect rainwater from the roof and direct the flow of water as it drains. Gutters catch the water and direct it into the downpipes, and towards a drain. Guttering is fixed with the appropriate “fall” to prevent the water from pooling in places that it should not, which could eventually lead to your gutters overflowing, which is then likely to cause other problems.

What else goes into a property’s roofline?

  • Bargeboard – The bargeboard provides a decorative finish to the gable end of your home.
  • Box end –Forms the link between the fascia and the bargeboard on gable ends. All the fixings and rough edges are covered with trim, not only to look as neat and professional as possible but also to ensure that the roofline remains as secure and moisture resistant as possible.
  • Downpipe – Carries rainwater from the gutters and down into the drains. Should be screwed into the brickwork to provide a secure fix.
  • Sprockets – Sprockets are made to size on-site from uPVC and fixed securely and level to the rafter feet. This then provides a fixing point upon which to mount the fascia and soffit. Once aligned and levelled, the sprockets guarantee the fascia remains straight and true for years after the installation is complete.
  • Ventilation – Vents can either be cut into the soffit when manufactured or fixed to the top of the fascia board before it is installed which is likely to be the cheaper and neater option. Ventilation is essential to allow your roof timbers to breathe and prevent the build-up of moisture.
  • Birdcomb / Hedgehog – Installed where appropriate, this helps prevent birds from nesting in your roof, by blocking any voids which lie between the tile and the top edge of the fascia.
  • Dry Verge – Dry verge can be installed to protect the verge area above the bargeboard on the gable and prevents you from ever having to have this area re-pointed again.

If you would like to get in touch about our roofline (fascia, soffit & guttering) services, please contact us at 01603 487777 or via our contact us page.

Flat Roof Replacement at Palgrave House

Completed by DMD Installations roofing division Clements Roofing, Palgrave House had a complete flat roof replacement.

The Challenge

Palgrave House was built in 1979 and began to experience leaks in its 200m2 flat roof above its corridors. Palgrave House is designed for those over 55 and contains 37 flats, as well as a laundry room and communal area.

Langley carried out a full survey of the roof, including taking core samples. The findings discovered the roof needed replacing due to the age and consequential issues water damage had caused. The advice given was to replace the existing system with Langley’s self-adhesive roof covering system.

As well as needing to be considerate to not disturb the 37 homes within the premises, an added challenge of asbestos was discovered. As asbestos-containing materials were detected in the promenade tiles covering the roof area, a licenced removal company was tasked with the job of safely removing the tiles from the site before the new covering could be installed.

The Solution

As an approved contractor for Langley roofing systems, Clements Roofing was tasked to carry out the installation of the new flat roof and worked collaboratively with Langley throughout, with them overseeing the complete roof overlay works.

The specification of the work allowed Clements Roofing to increase the insulation value on the roof to meet current building regulations. The works also allowed for existing roof lights to be replaced with new insulated curbs and one is now an access hatch to allow inspection and maintenance of the roof area to be carried out.

Outcome

The Palgrave House flat roof replacement was completed by Clements Roofing efficiently and safely with minimal disruption to those occupying the flats below.

Taking place during the hottest summer on record, the project was programmed for an 8-week duration but given the almost 40-degree temperatures the UK was experiencing, there was a 2-week delay to the project as the maximum working temperature for the system being installed is 24 degrees.

Langley inspected the works throughout the project to ensure all elements of the workmanship met their high standards and the roof works were signed off, with their 30-year insurance-backed guarantee issued.

We can’t wait to start fundraising and aiming to reach our pledge. With the Charity Golf Day taking place in May 2023, keep your eyes peeled for all the fun fundraising the team at DMD will be doing.

Steve Bowden, Commercial Director at DMD Group comments: “Priscilla Bacon Hospice is a local charity which means a lot to us here at DMD, and we know it means an awful lot to many others across the county too. We are honoured to become a platinum member of their new 500 Club and will be trying with all our fundraising skills to hit our pledge over the next year.”

Clean up project helps residents in Hellesdon with 366kg of rubbish cleared

Following significant volumes of work within Hellesdon DMD Group hosted a clean-up for residents in and surrounding the area in partnership with Transforming Local Communities (05.10.22).

The event provided residents access to a free skip, volunteers, and a team of 23 litter pickers who were there helping residents make the community a cleaner place by providing support with removing waste and litter picking around local hotspots.

The residents of Hellesdon made use of the skips, kindly donated by EQUANS with almost 30 residents coming down to drop their waste in the skips. Meanwhile, the teams of litter pickers were out in the surrounding areas clearing up as much rubbish as they could find.

In total, the clean-up cleared a staggering 366kg of rubbish. The most common items the litter pickers found included surgical face masks, baby wipes and fast-food cups. The most random of finds was a children’s bicycle.

The clean-up was organised by Transforming Local Communities (TLC), a local social enterprise that organises sponsored community and corporate litter picks.  The work they do within local communities has been recognised recently, as they have been shortlisted for the BBC Radio Norfolk ‘Make a Difference’ Award.

Stacy Bradley, Director at Transforming Local Communities commented: “Here at TLC, we organise community and corporate litter picks and utilise the money we raise to tackle social and environmental issues. We were more than happy to host this fantastic one-off event so that we could bring businesses and their local communities together for a shared purpose.”

Steve Bowden, Commercial Director at DMD Group said: “Being able to support the residents of Hellesdon in this simple, yet effective way is fantastic. Having 23 litter picks and almost 30 residents turn up and in total collecting 366kg of rubbish really shows the need for clean-ups like this to take place throughout Norwich and for us as a local business to drive that forward is the least, we can do.”

The clean-up emphasises DMD Group’s efforts toward their social value strategy, which is about contributing toward community cohesion and environmental sustainability. Steve continues: “Being able to deliver tangible improvements to pockets of our service area is rewarding, as we strive to do more to help the planet and communities such as Hellesdon.”

EQUANS and Clarion Housing also took part in helping residents clean up their community and Julian Sanz, Social Value Manager at EQUANS commented “As ever, it is fantastic to be out in the community helping residents with items they need removing. The turnout in Hellesdon was great to see.”
